Airbnb and short-term rental rules in Nice

Nice enforces some of the strictest short-term rental regulations in France — which is exactly why we handle them for you, end to end: we build the files, complete the registration, manage the tourist tax and monitor every regulatory change. You rent 100% compliant, without ever opening a form.

  • A 13-digit registration number is mandatory on every listing (Airbnb, Booking, Vrbo…), issued via the Nice Côte d'Azur Metropolis portal.
  • Main residence: rentals are capped at 90 days per year (city council decision of 23 May 2025), versus 120 days nationally.
  • Secondary residence: a change-of-use authorisation is required, separate from registration, limited to 3 years since 2026.
  • Compensation becomes mandatory at the end of the 3-year authorisation, or from the second property rented out.
  • Quotas in high-pressure zones: application filing suspended from 1 February to 31 August 2026, pending a court decision.
  • Penalties: up to €5,000 per property rented without a valid registration number.

Nationally, the Le Meur law now governs short-term rentals, and a national online registration service becomes mandatory by 20 May 2026 at the latest.
