The short-term rental market in Cannes

Cannes is a one-of-a-kind market in France: nearly 8,900 active listings, driven by an exceptional events calendar — the Film Festival, MIPIM, Cannes Lions, MIPCOM — when nightly rates multiply. Seasonality is stronger than in Nice: smart calendar and pricing management makes the difference between an average and a highly profitable property.

Up to date — June 2026

Airbnb and short-term rental rules in Cannes

Cannes strictly regulates short-term rentals and has announced per-district quotas for 2026. Good news: you don't have to deal with any of it — Be My Guest handles everything end to end: application files (registration, change of use), tourist tax collection and permanent monitoring of municipal changes.

  • A 13-character registration number is mandatory on all listings (national online registration mandatory by 20 May 2026).
  • Main residence: rentals capped at 120 days per year.
  • Secondary residence: prior change-of-use authorisation from the city is mandatory.
  • Short-term rental quotas announced by the city (expected between summer and autumn 2026), with particular focus on the Croisette, city centre and Le Suquet.
  • Penalties: up to €100,000 for breaches of change-of-use rules.
  • Tourist tax must be collected and remitted on every night.

The Le Meur law strengthens the national framework: lower tax allowances, stronger municipal powers and generalised registration.

The Cannes neighbourhoods we cover

La Croisette

The iconic seafront, steps from the Palais des Festivals: this is where nightly rates soar during the Festival, MIPIM or the Lions. Properties here post the city's highest revenues for owners who manage the event calendar well.

Le Suquet

The picturesque hilltop old town: maximum charm, highly sought-after for leisure and couples' stays. Characterful smaller units perform very well from spring to autumn.

Centre / Banane

The shopping heart between Rue d'Antibes and the station: ideal for congress attendees and short stays. Steady demand all year thanks to the trade-show calendar.

Palm Beach / Pointe Croisette

The residential seaside at the tip of the Croisette: families and long summer stays, away from the bustle. Strong performance on apartments with terraces or sea views.

La Californie

The residential heights: villas with pools and panoramic sea views. Premium international clientele and high tickets on large properties, especially during events.

La Bocca

The affordable seafront to the west: Cannes' best yield-to-purchase-price ratio. Solid summer demand and a market on the rise with the new waterfront developments.

Frequently asked questions — property management in Cannes

How much does an Airbnb earn in Cannes?

On average about €25,000 per year, and around €39,500 median for well-located properties, with an average nightly rate of €140. The Cannes specificity: during the Festival and major congresses (MIPIM, Cannes Lions), nights rent for 5 to 10 times more — dynamic pricing is essential to capture these peaks.

How do I rent out my apartment during the Cannes Film Festival?

Plan ahead: festival-goers and congress attendees book months in advance, often for long stays with hotel-level expectations. We prepare the property, set rates at event-market level and manage arrivals — including professional requirements such as invoicing and daily housekeeping.

How many days can I rent my main residence in Cannes?

The limit is 120 days per year in Cannes (national cap). Beyond that, the property is treated as a secondary residence and requires a change-of-use authorisation. Note the city has announced short-term rental quotas for 2026 — we monitor regulatory changes closely.

Do I need an authorisation to rent out a secondary residence in Cannes?

Yes: a change-of-use authorisation from the city is mandatory before short-term letting a secondary residence, on top of the registration number. Penalties can reach €100,000. Be My Guest prepares and follows the application for you.

What does Be My Guest charge in Cannes?

Our turnkey management starts from 20% of rental income, all-inclusive: listing and photos, event-driven dynamic pricing, guest welcome, hotel-grade cleaning, linen, maintenance and compliance. No hidden fees — compare the net in your pocket, not the advertised percentage.
